What we need to manage your property
Rents

St Leger Lettings Lettable Standard
As Housing Health and Safety Rating Practitioners, we ensure that the properties we manage are in a good condition to an agreed lettable standard. Any property that we manage would have to be free of hazards as prescribed in the Housing Health and Safety Rating System as well as being secure and clean.
Management Service
As you Managing Agent, St Leger Lettings will:
- Complete a visual property inspection
- Produce a full inventory
- Advertise your property
- Complete a full income and expenditure assessment with potential tenants to ensure they can afford the tenancy
- Conduct viewings
- Complete pre tenancy checks, including Landlord references and right to rent
- Complete signup and provide tenancy agreement
- Take a week’s rent in advance
- Manage the secured bond
- Collect rent and complete weekly rent account management
- Manage all tenancy breaches
- Arrange repairs
- Complete tenancy inspection visits
- Manage all antisocial behaviour
- Conduct annual gas safety checks
- Serve Section 21 and 8 notices
- Attend Court.
As housing specialists, we can offer the following services to you in addition to your management package:
- Gas safety check £46.76 +VAT
- Electrical safety check £150.00 +VAT
- Asbestos survey £110.00 +VAT
- Energy Performance Certificate £40.00 +VAT
- Technical Property Inspection £72 + VAT
We also provide the following services as stand alone options if you do not require our full management services:
- Advertising - £80 + VAT
- Viewings - £75 + VAT
- Inventory - £75 + VAT
- Tenant Finders Service (Advertising, Viewing and Checks) £250 + VAT
Additionally, if you feel you want to manage your property yourself for now, but would like to enhance your management using some of the bespoke services we offer above, please do not hesitate to contact us to discuss accessing these as stand alone services.
St Leger Lettings Charges
For a full comprehensive management service we charge just 12% of rent charged.
The only charges additional to that are:
- Tenant Finders Fee £100 + VAT
- Set up fee £50 + VAT
To manage your property, we require:
- Signed Management Agreement
- Proof of Ownership
- Copy of Landlords Insurance
- Electric Certificate
- Gas Certificate
- Asbestos Certificate
- EPC Certificate
Rents
Rents are charged at either Local Housing Allowance or Market Rent subject to property location and condition.
