Gas and safety checks

All landlords are responsible for ensuring that the gas, heating and electricity supply and appliances within their property meet the health and safety standards. An annual gas safety check is required by law and St. Leger Homes will carry out a safety check on gas in your property to ensure it is safe under the Gas Safety (Installation and use) Regulations 1998 as part of the Gold Package. This will be repeated on an annual basis while ever the Property Management Agreement is in place.

For the Bronze and Silver packages St. Leger Homes can undertake a gas safety check at an additional cost to the Landlord. Alternatively the Landlord can provide evidence of having had a gas safety test carried out at the property.

 

Electrical safety checks

Although there is no legal requirement for landlords to conduct an annual safety inspection on electrical appliance testing, we strongly advise you do so and we draw your attention to The Low Voltage Electrical Equipment (Safety) Regulations 1989, The Electrical Equipment (Safety) Regulations 1994, The Consumer Protection Act 1987, The Plugs and Sockets (Safety) Regulations 1994 and the General Product Safety Regulations 1994.

As a minimum St. Leger Homes insist that the landlord provide evidence of having certification for a Domestic Electrical Installation Periodic Report (for a single dwelling). Again we can carry out the tests to your property at an additional cost. This electrical certification is valid for a period of ten years.

 

Asbestos survey

The Health and Safety at Work etc Act 1974 and the Management of Health and Safety at Work Regulations 1999 require organisations such as local authorities, housing associations, social housing management companies and others who own, or are responsible for, domestic properties, have legal duties to ensure the health and safety of their staff (and others) in domestic premises used as a place of work.

St. Leger Homes will not carry out any repairs or maintenance work to any property without an asbestos survey. An asbestos survey will locate and assess the risks of any asbestos within a property.

It is recommended that landlords have a Management (Type 2) Asbestos Survey so that any reasonably accessible asbestos containing materials present throughout the property can be identified, risk assessed and included in a management plan. We will provide a quotation to carry out an asbestos management survey upon request. 

 

Energy Performance Certificate (EPC)

Since the 1st October 2008, all domestic landlords offering property for rent have been required by Law to provide prospective tenants with an Energy Performance Certificate (EPC) prior to marketing the property.

An EPC is intended to inform potential tenants about the energy performance and carbon emissions of a building, so they can consider energy efficiency as part of their decision to occupy that property. An EPC will provide an energy rating for a building which is based on the performance potential of the building itself (the fabric) and its services (such as heating, ventilation, cavity wall and loft Insulation plus lighting).

The energy rating given on the certificate reflects the energy performance standard of the building relative to a benchmark which can then be used to make comparisons with comparable properties.

We are able to provide an Energy Performance Certificate for the property that you are proposing to let at an additional cost should you not already have one. The EPC will be valid for a period of ten years.
