LETTABLE STANDARD

Property inspections

As part of the agreement between a private landlord and St. Leger Homes, the property must meet our ‘Empty Homes Standards’. Property inspections are carried out by experienced officers as part of ALL packages.

 

Property Standards

We would require that any property that we manage is in a reasonable condition to an agreed lettable standard. Any property that we manage would have to be free of hazards as prescribed in the Housing Health and Safety Rating System as well as being safe, secure and clean - with all facilities and components in good working order.

 

Our standard

Our standard is our guarantee to our customers that, at the start of the tenancy their home is:

 

The property must be HHSRS compliant

The Housing Health & Safety Rating System (HHSRS) is a risk assessment tool which came into effect in England on 6 April 2006 and is used to assess potential risks to the health and safety of occupants in residential properties.

A risk assessment looks at the likely outcome of an incident arising from the condition of the property and the likely harmful outcome. To be decent, homes should be free of serious (category 1) hazards.

We will be working in conjunction with Private Sector Housing within Doncaster Council when assessing the implications of the HHSRS results from each property that we inspect.
