LETTABLE STANDARD

Property inspections

As part of the agreement between a private landlord and St. Leger Homes, the property must meet our ‘Empty Homes Standards’. Property inspections are carried out by experienced officers as part of ALL packages.

 

Property Standards

We would require that any property that we manage is in a reasonable condition to an agreed lettable standard. Any property that we manage would have to be free of hazards as prescribed in the Housing Health and Safety Rating System as well as being safe, secure and clean - with all facilities and components in good working order.

 

Our standard

Our standard is our guarantee to our customers that, at the start of the tenancy their home is:

  • safe with everything working properly
  • secure
  • clean
  • in a reasonable condition

 

The property must be HHSRS compliant

The Housing Health & Safety Rating System (HHSRS) is a risk assessment tool which came into effect in England on 6 April 2006 and is used to assess potential risks to the health and safety of occupants in residential properties.

A risk assessment looks at the likely outcome of an incident arising from the condition of the property and the likely harmful outcome. To be decent, homes should be free of serious (category 1) hazards.

We will be working in conjunction with Private Sector Housing within Doncaster Council when assessing the implications of the HHSRS results from each property that we inspect.

 

The home is safe

  • The gas and electric services are safe and working properly
  • The home has been checked for asbestos, we will provide a copy of the certificate
  • We have checked all inside doors with glass in to make sure they are safe
  • Footpaths, ramps and steps to main doors are free from surfaces you could trip over
  • Stair treads, banisters and any handrails inside and outside are safe and fixed properly
  • Floorboards and any fixed floor coverings are safe and fixed properly
  • Toilet seats are safely fitted and are not broken
  • Any sheds, greenhouses and so on seem to be safe

 

The home is secure

  • All doors and windows are secure and open and close easily
  • You can lock or close securely on a latch all of the windows
  • If possible, we will provide keys for the windows with locks.
  • There is no broken or cracked glass
  • Smoke alarms are fitted and we have tested them to make sure they work

 

The home is clean

  • The home and all the fittings are clean
  • All carpets and floor coverings are clean
  • The property has a good standard of internal and external decoration
  • We have removed any items the last tenant may have left

 

All services are working properly

  • The immersion heater is working properly
  • The shower is working properly
  • We have checked for, and carried out, any small repairs
  • We have checked the plumbing system to make sure it is working properly
  • We will explain the central-heating controls and provide manuals or instruction leaflets if possible
  • The bath and sinks have got plugs
