Decent Homes Failing Critera
Bathroom - Older than 30 years after 2014, is
in poor condition, inappropriately located bathroom such as outside
toilet, secondary toilet has no wash basin, bathroom is in the
wrong place e.g. you have to pass through food prepatration area to
get to the toilet.
Boiler - Older than 15 years after 2014, needs
major repair or if materials needed are no longer available or
needs replacing within the next five years.
Cavity Wall Insulation - No Cavity Wall
Insulation (only on construction types where there is a cavity)
Chimneys - Older than 50 years after 2014 or
needs to be partially rebuilt due to failing structure of
brickwork.
Damp - Serious dampness found i.e. moisture
content over 20 percent.
Heating and radiators - Your boiler will fail
if; it is older than 40 years after 2014, needs major repair within
the next five years, if materials needed are no longer available,
if radiators have not got TCVs, if it does not comply with new
boiler or if it runs on a single pipe system and if the property
does not have radiators in ever room. If your fire is older than 15
years in 2014 or if materials needed are no longer available.
Doors - Older than 40 years after 2014, not
double glazed, needs major repair and frames are not PVC (except in
conservation areas where planning restrictions apply), does not
meet minimum security standards.
Electrical - Part of the system is over 30
years old after 2014, needs repairs, has no smoke alarms or has a
category one, two or three repair. For OAP accommodation an
external light should be fitted.
Kitchen - Older than 20 years after 2014, is in
poor condition, no splash back tiles or if the layout is wrong.
Lintels - Older than 60 years after 2014 or are
in poor condition.
Loft insulation - Insulation less than 10mm
thick.
Guttering - Not water tight or if property is
having full re-roof.
Roof finish - Older than 50 years after 2014,
either 10% or more needs repairing or 30% or more needs
strengthening.
Brickwork - Over 60 years old after 2014,
brickwork needs repointing, 50% needs renewing, if water is
penetrating through the wall into the property.
Wall Structure - Older than 80 years after
2014, need to replace 10% or more or 30% or more needs
repairing.
Windows - Older than 40 years after 2014, not
double glazed, needs major repair work and are not PVC frames.
